Which communities do you cover?

Coquitlam, Port Coquitlam, Port Moody, Maple Ridge, Langley, Vancouver, North Vancouver, Burnaby, New Westminster, Surrey and Richmond. That covers most of Metro Vancouver and the western Lower Mainland. If your address sits just outside a name on that list, it is still worth asking, since the boundaries between these municipalities rarely match how a work day is actually routed.

When is exterior painting season in Metro Vancouver?

Roughly April through October, though the real limit is surface temperature and dew point rather than the calendar. Traditional exterior acrylics want the surface above about 10 degrees Celsius and no rain for a day after, though the major brands now sell low-temperature lines rated closer to 2 degrees, which stretches the shoulder season. Cool damp evenings can pull surfactants to the surface of a fresh coat and leave brown streaks that have to be washed off.

Why does paint fail faster on the North Shore than in Surrey or Langley?

Rainfall. Parts of North Vancouver take close to double the annual rain that Richmond or Surrey get, and much of it lands on walls shaded by conifers that never fully dry. Coatings do not fail there because they are cheap, they fail because the substrate stays damp and biological growth gets under the film. Washing and full drying before recoating matters more than the paint.

Do older Vancouver homes need different prep than newer Surrey and Langley builds?

Yes, and it is mostly about what is already on the surface. Pre-1980 trim in Vancouver and New Westminster is often oil enamel with latex over top, which needs sanding to dull the gloss and a bonding primer. Newer builds have the opposite problem: a single thin coat of builder-grade flat that burnishes and flashes wherever it is patched, so it needs priming before the finish coat.

Can interior painting be done through the winter in the Lower Mainland?

Yes. Interiors are not weather dependent in the same way, but winters here are humid and homes are closed up, so paint dries slower and recoat times stretch. Running heat and moving air helps. The bigger winter issue is condensation on cold exterior walls and in bathrooms, which has to be cleaned and dried before anything goes on.
