Occupied space staging
We agree working hours with you before we start and sequence zones so entrances, tills and washrooms stay reachable while the space is being painted.

Commercial work has to fit around trading hours and staff. A storefront cannot lose its entrance while customers are coming in, and an office still has to function while it is painted. We stage occupied spaces in sections so the business keeps running.

Services We Offer
Work is broken into zones so only part of a floor or shop is out of use at a time, then handed back before we leave.

Where a space stays occupied we talk through product choice with you, since waterborne paints from Dulux, Sherwin-Williams and Benjamin Moore carry far less odour than solvent based coatings.

Reception walls, corridors and door frames take constant contact. Eggshell or satin sheens wipe clean where flat would mark, which is what keeps them looking maintained.

Shopfront fascias, entry doors, bulkheads and demising walls between tenancies, sequenced so signage, security gates and display fixtures go back in the right order.

Learn MoreWhy Homeowners Choose Primal
Primal Painting has been family run since 2018 and works across Metro Vancouver and the Lower Mainland. On commercial jobs that means a clear written quote an owner or manager can circulate, and a working approach that accepts a building in use still has to function while it is painted.
We show up when we say we will, protect your space, clean up after ourselves, and don't leave until the finish meets a standard we're proud to put our name on.
How We Work
We walk the site with you, note every surface, existing coating type and problem area, then agree the access arrangements and the hours the space can actually be worked in.
You get a clear written quote listing surfaces, coats, products and sheens, plus a zone by zone sequence showing when each area is out of use so notices can go out to staff or tenants.
Floors, fixtures and stock are covered, hardware and switch plates come off, then walls are washed, filled, sanded and spot primed. Bare filler and stains are primed so they do not flash through.
Zones are coated and left until the film is dry to handle, then reset before the area reopens. We walk it with you against the written quote and list any touch ups before full use resumes.

Good Questions
Usually yes, by zoning the work. One area is closed off, painted and reopened before the next starts, so entrances, tills and washrooms stay reachable. Where dust or ladders would sit in a customer path, we agree in advance which hours that section is worked and how it is screened off, and we set the sequence around your trading pattern.
With waterborne paint the strong smell is largely gone within a few hours of the last coat, and ventilating the space overnight clears most of the rest. Ventilation matters more than the product: open windows, run the HVAC, and the air clears faster. Smell also lingers longer in small rooms with no airflow, so those get aired first.
Access is often the biggest factor: how much of the space has to be worked around, how tightly the hours are restricted, and how much protection and setup each zone needs before a brush touches the wall. After that it is square footage, how many coats a colour change needs, condition of the drywall, the number of doors and frames, and the product chosen. We quote each job in writing after seeing it.
Eggshell or satin on walls that get touched. Flat hides drywall imperfection but marks from bags, carts and shoulders cannot be wiped off it. Worth knowing: flat is the easiest sheen to touch up invisibly, while eggshell and satin usually need cutting to a corner or recoating the full wall. Doors, frames and handrails take semi gloss. Ceilings stay flat, since flat reflects less light and stops raking light highlighting every imperfection.
Waterborne paint is dry to touch in an hour or two and dry enough to handle and reset fixtures the same day or next morning. Full cure is different: the film keeps hardening for days to several weeks. Until then avoid scrubbing, taping to the wall, or pressing shelving and stock hard against fresh paint, since that is where print and pull off marks come from.
