How often does a deck need re-staining on the coast?

On the Lower Mainland, a horizontal deck surface in full sun and rain usually wants a maintenance coat every two to three years. Vertical fence boards and railings hold up longer, often four to five, because water runs off instead of sitting. Shaded north-facing decks go green with algae sooner than sun-exposed ones, so watch the surface rather than the calendar.

Can you stain a new pressure-treated deck right away?

Usually not. New pressure-treated lumber leaves the yard still saturated with the waterborne preservative it was treated with, and stain will not soak into wet wood. Sprinkle water on a board: if it beads, the wood is not ready. Most new treated decks need a few months of dry weather, then a wash before the first coat. Kiln-dried-after-treatment stock can be coated sooner.

Solid stain or semi-transparent, which is better for a deck?

Semi-transparent penetrates and wears thin, so recoating means cleaning and applying more. Solid stain forms a film. It hides weathered wood and lasts longer on fences, but on a walking surface it eventually peels, and peeling means sanding the whole deck back. Going from solid back to semi-transparent is a big job, so choose the film with that in mind.

Does pressure washing damage a cedar fence or deck?

It can. Cedar is soft, and a narrow tip held close cuts the softer springwood out from between the harder growth rings, leaving a furred, corduroy surface that never looks right again. Wand marks are permanent. A wood cleaner does the actual work of lifting mildew and grey fibre. Water at low pressure and a wide fan just rinses it off.

What time of year is best for staining a deck or fence here?

Late spring through early autumn. Penetrating stain needs the wood dry through, air above roughly 10 degrees, and no rain for at least 24 to 48 hours after application. Coastal decks stay wet well into May, so a stretch of dry weather matters more than the month. Direct hot sun is also a problem, because stain flashes off before it soaks in.
