Free Estimate

An estimate visit to look at the work you want quoted. Moisture, chalking, peeling edges, previous coatings and any repair work get noted, because those decide the prep, not the colour list.

Prep & Protect

A clear written quote covering the work discussed. Free estimates carry no obligation, and seeing the scope in writing is what makes two quotes worth comparing side by side.

Paint To A High Standard

Protection and prep first: floors and fixtures covered, surfaces washed, sanded and filled, repairs completed, then spot or full priming over bare wood, filler and stained drywall.

Final Walkthrough

Coats applied in order, ceilings then walls then trim indoors, top down outside, with proper recoat times. Rushing the second coat before the first has cured is what leaves roller marks and patchy sheen.

What actually drives the cost of a painting job?

Surface area matters less than condition and access. A room with sound walls and one colour goes quickly. Peeling exterior siding, water damaged ceilings, multiple colours, dark over light, high stairwells, spindle railings and detailed trim all add labour, and labour is most of a paint job. Product choice moves the number too, since exterior and enamel coatings cost more per litre than flat wall paint.

Do repairs need a separate trade before the painting starts?

Usually not for the common ones. Nail pops, small holes, cracked seams, dented corner bead, water stained ceiling patches and rotten or split trim can be handled as part of the paint scope, and drywall and wood repair are part of what we do. What has to be settled first is the cause. A ceiling stain from an active leak will come back through fresh paint, so the leak gets fixed before the ceiling does.

Does the paint brand actually matter?

Less than the line within the brand. We use Dulux, Sherwin-Williams and Benjamin Moore, and each makes both a builder grade wall paint and a heavily pigmented one. The better lines carry more solids, so they cover in fewer coats, level out roller marks and hold colour longer outdoors. On a dark accent wall or a strong exterior colour the cheaper product can need a third coat, which erases the saving.

When is the best time of year to paint outside in Metro Vancouver?

Late spring through early autumn, when you get several dry days in a row and overnight temperatures stay above the product minimum, usually around ten degrees for most exterior latex. Coastal rain is the limit more than cold. Siding has to be dry through, not just dry on the face, so a wall that was washed or rained on the day before is not ready to coat.

Can I stay in the house while the interior is being painted?

Most people do. Work moves room by room, so furniture gets centred and covered rather than removed, and you keep the rooms that are not in progress. The constraints are drying and ventilation. Modern low odour latex is far easier to live with than oil based enamel on trim, which needs windows open and is better scheduled when you can be out for the day.
