Wash and mildew removal
Loose and cracked coating is scraped back to sound edges, then feather sanded so the transition does not telegraph through the new film.

Exterior paint on the coast fails from the bottom of the board up, where wind driven rain sits in end grain and cut edges. Getting a coating to last here is mostly washing, scraping, priming and caulking. The paint is the easy part.

Services We Offer
Green film on north and east walls is algae and mildew. It is cleaned off with a detergent solution and rinsed, because paint over living growth peels in sheets.

Bare cedar and fir get a stain blocking primer within days of exposure. Grey weathered fibre is sanded off first, since primer bonds to it, not to the board.

Elastomeric caulk goes into vertical joints, trim edges and window casing gaps. Horizontal laps at the bottom of siding boards stay open so trapped water can drain.

Fascia takes the most water because gutters overflow onto it. Rotted sections are cut out and replaced before coating, since paint does not restore soft wood.

Learn MoreWhy Homeowners Choose Primal
Primal Painting is a family run company working across Metro Vancouver since 2018. We use Dulux, Sherwin-Williams and Benjamin Moore exterior coatings, and spend most of the schedule on washing, scraping, repair and priming, because prep decides how long a finish holds on the coast.
We show up when we say we will, protect your space, clean up after ourselves, and don't leave until the finish meets a standard we're proud to put our name on.
How We Work
We walk the exterior with you, look over fascia, sill ends and trim bottoms for soft or damaged wood, then set out the colour, coating type and repair scope in a written quote.
The house is washed to strip algae, mildew and chalked coating, then left to dry. Wood holds moisture after a wash, so it needs dry weather before it will take primer properly.
Loose paint is scraped, edges sanded, rot cut out and replaced, nail holes and splits filled, bare wood primed and open joints caulked. Prep carries most of the time on an exterior.
Finish coats go on the field, fascia and trim, working with the shade and stopping before evening damp settles, so the film sets up before overnight moisture reaches the surface.

Good Questions
Roughly May through September, with late spring and early autumn workable if the forecast holds. The traditional guideline is a surface temperature above about 10 degrees, though many modern acrylics are rated lower, and the surface still has to be dry. The bigger constraint here is not rain during painting but overnight damp, which can dull or streak a coat applied late in the day.
Peeling almost always means the coating lost its bond to the substrate, not that the paint was thin. The usual causes are painting over damp or mildewed wood, skipping primer on bare boards, or moisture pushing out from behind, often from a leaking gutter, failed flashing or a bathroom fan venting into the soffit. Fix the water source or the new coat repeats it.
The surface has to be clean, but high pressure is not always the way to get there. On cedar, older siding and soft trim, a strong wand lifts the grain and drives water behind boards, which then shows up as peeling later. Low pressure with a cleaning solution, a brush on stubborn growth and a thorough rinse does more for adhesion.
Condition drives it more than square footage. A house with sound paint needing a wash and fresh coats is a different job from one with bare south facing walls, rotted fascia and failed caulking throughout. Height and access matter too, since three storeys, steep lots and tight side yards need staging. Colour changes and bare wood both add a priming coat.
On the coast, a well prepped exterior generally holds up for a good number of years, but not evenly. South and west elevations take the sun and fail first, while north walls stay sound and instead collect algae. Horizontal surfaces like sills and railing tops go first of all, because water sits on them. Spot maintenance on those areas buys years on the rest.
